You can get the apartment key beginning from the first day of your tenancy agreement. Other schedules are agreed separately (e.g. moving on the weekend). You can collect the key from our office during office hours and from the key box at other times.
Remember to provide a separate move-in notification at Tekma office (you have received this form with your rental agreement). This separate notification is required to provide the tenant with certain documents, such as a register of occupants extract for the tenant’s study grant application, or a proof of residence if you use the door opening service. Only a tenant with a valid rental agreement is allowed to live in the apartment. Sharing the apartment with someone else may cause termination of the agreement.
By law, it is the tenant`s responsibility to notify the local registration authorities of a change of address.
You must submit a change of address notification to Posti and the Population Information System. Visit www.changeaddress.fi
Tekma’s technical manager will inspect the apartment before the next tenant moves in. The inspector will check the condition of the apartment, cleanliness, furniture, lighting, fixtures, electric appliances, switches etc. Please notify Tekma office as soon as possible if you find problems, malfunctions, faults etc. in the apartment.
You should take a home insurance. The real estate insurance taken by Tekma does not cover the damages of your personal property or your own accidents. For example, if water damage takes place in an apartment near you and damages your belongings, a home insurance is the only way to get compensation.
The deposit payment must be paid immediately after receiving an apartment offer to keep the apartment reserved for you. When the rental period is over the deposit will be returned to you within approximately two weeks after your contract has ended, granted that you have fulfilled all obligations to Tekma and the apartment is clean and in good condition.
Rent is due on the 5ᵗʰ of each month. Separate charges (sauna, parking) are included in the rent invoice. Make sure you pay your rent to the correct bank account and use the correct reference number. You don’t need to send payment receipts unless specifically requested. If the payment is delayed, the normal overdue charges and interest for overdue will be charged. You can also order e-invoice on your online bank service.
The mailboxes are located in the lower hallways of the buildings and arranged by apartments/rooms. They can be opened with the apartment key (a separate key is required in building B). In buildings C and H the mailboxes are located in each floor.
There is a digital notice board in every building’s lower hallway. Please check the notice board regularly. Important contact information, bulletins, residents’ rules and regulations and other useful documents can be found on the notice board.
Building A has storage cages for each apartment/room. Lock the cage door using your own padlock.
In building B, storage rooms are located in each individual floor. The storage cabinets are only for each small studio apartment, and they are numbered accordingly. The door can be opened with the same key as the mailbox.
Storage areas in buildings C, D (staircase D, E, F, G) and H are located on the ground floor. The storage areas for residents living in building D are located in staircase F and G. You can take one storage cage for yourself. Choose an empty cage and lock its door using your own padlock. Please indicate your apartment number by marking it on paper on the storage cage door. Unfortunately, there are not storage cages for everyone.
Store items at your own risk. Don’t store valuables. Store only in assigned cages, not in corridors, stairwells etc.
Bicycle storage areas are located on the ground floor of the buildings. The door can be opened with the apartment key.
All buildings are equipped with a laundry room and a drying room (in building D it is located in hallway E). The use of laundry facilities is free of charge. They are meant for Tekma’s residents only. Please always reserve your turn in advance by marking your reservation on the list. The reservation list is on the laundry room wall. Washing machines must not be used without a reservation. If you notice any type of malfunction, let us know immediately. Always take your clothes and detergents with you after use and pick up your dry laundry promptly from the drying room. Make sure that all the premises are tidy after you leave.
There is a sauna in buildings A, C, D (in hallway E), and H. You can book your own weekly sauna shift (1 hour per week, same time every week) from Tekma’s office. Sauna fee is 8 €/month. Free public sauna turn (“lenkkisauna”) is available for residents each Wednesday in building B sauna: Women at 18:00-20:00, men at 20:00-22:00.
There are approx. 130 parking spaces equipped with electricity (for heating during the winter) in Tekma’s parking area. Queue information and reservations from Tekma’s office. The parking fee is 10 €/month and 15 €/month for a space under the car deck. Notify separately if you want to be entered in the car shelter queue. If you don’t have your own parking space, you can park in other free places which can be found e.g., around B-building (limited parking times). Do not park in reserved spaces. Guest parking spaces are located at the end of the Retkeilijäntie parking area (spaces 25-27) and at the top platform (spaces 140-144). Parking is allowed only in designated areas. Parking is prohibited in yard areas or in front of buildings. Parking in front of stairwells is only allowed for maintenance work, and when moving in or out (for a short term). Storing an unused car for a long period in the parking area e.g., in winter (if car is not registered, car is out of the insurance etc.) is not allowed. Pysäköintiturva is responsible for monitoring and collecting parking error fees (24/7).
Tekma has a car maintenance hall (garage) at the end of building B. You can wash your car, change oil and do other minor maintenance work in the garage. Bring your own washing equipment, tools, jack etc. The garage fee is 10 €/hour for Tekma residents, and 15 €/hour for other people. The garage is available on weekdays Mon-Fri 08:00-15:00. Tekma has a private sauna (for groups, evening gatherings) in building B. Both Tekma’s residents and other people are welcome to make reservations (the sauna is for max. 10–15 people). The sauna can be rented Mon, Tue and Thu–Sun from 12:00 to 22:00. The sauna fee is 15 €/hour for Tekma residents, and 30 €/hour for other people. Reservations from Tekma’s office.
The pool table is located in the basement of building C. Playing pool is free of charge and reservations can only be made by Tekma’s residents. The reservation is for Monday-Thursday or for the weekend Friday-Sunday. You can keep the key to the pool room for the entire reservation period and play as much as you want. For Mon-Thu reservations, the key must be left on the pool table latest on Thursday evening, and for Fri-Sun reservations latest on Sunday evening. The pool room is always inspected on Monday morning and Friday morning before a new reservation begins. The key to the room can be picked up from the Tekma office between 11am and 3pm on the day when the reservation begins. Please make your reservation at Tekma office.
Sort your waste correctly. The garbage container shelter for buildings A, C and H is located next to building A. The shelter for buildings B and D is located next to the parking area on the Retkeilijäntie street’s side. There are separate containers for mixed waste, plastic packaging, glass, metal, cardboard, and biowaste. There is also a deep container (“Molok”) for mixed waste bags on the yard between buildings C and H. Sorting and recycling instructions are inside the shelters. Paper waste (newspapers etc.) is collected into deep containers which are located next to the A-building garbage container shelter, by the pathway leading to buildings C and H, and next to the Retkeilijäntie garbage container shelter. Always put your waste bags in the containers and keep the lids closed. More information is available at www.jatekukko.fi.
A non-urgent fault report can be made using the electronic fault report form online at Tekma’s website or by email toimisto@tekman.fi. Reported faults will be fixed as soon as possible. In urgent problems (water leaks, sewer problems, dangerous electricity problems) call 24/7 maintenance service Kuopion Huoltotrio 040 192 3106.
Rental buildings are always maintained by the so-called absorption principle, which means that the residents pay for what they use and consume. This principle is applied to water, electricity, and heat consumption, as well as to shared equipment and furnishing in our apartments and common spaces. It is very important that even the smallest malfunctions, such as dripping faucets, leaking toilet seats, unusually high room temperatures, vandalism etc. are reported to Tekma office.
All repair and renovation work (such as painting the walls) must be agreed upon with Tekma in advance.
Do not drill or attach items to walls without permission. Do not perform electrical or plumbing work yourself. Dishwasher installations must be done by a professional. Please notify the Tekma office if something needs fixing.
Smoking is strictly forbidden inside all apartments and buildings.
Keeping pets in shared apartments is not allowed.
As a tenant it is your responsibility to take good care of your apartment. Remember to do regular cleaning every week and more thorough cleaning few times a year. In shared apartments, all tenants are jointly responsible for cleaning. You must always remember to clean up after yourself.
Please note that the tenant is responsible for small maintenance tasks, such as cleaning the bathroom floor drains, changing the bulbs etc. Incandescent bulbs, fluorescent lamps and lighters can be found at the Tekma office. Take the used lamp or bulb with you, and we will replace it.
Tekma provides the cleaning service for hallways, stairs, elevators, saunas, and other similar shared spaces.
If you notice any signs of cockroaches, bedbugs, ants or other pests, you must report it immediately to Tekma office.
All Tekma’s apartments include an internet connection provided by DNA. The apartment rent includes 10 Mbit Internet connection. There is one Internet connection (network wall socket) in every apartment and in family apartment the connection functions only from one Internet socket of the apartment. In shared apartments, each room will have own connection.
To start using the connection, you need your own Ethernet network cable (RJ-45) and connect the cable from the Internet socket on the wall to your computer/laptop. If you want a wireless connection or to share the internet to multiple rooms, you need your own WiFi router.
To use the internet, you must first register as a user of the internet connection, dna.fi/tlk, DNA 044 144 044. You can upgrade the speed through DNA, costs are charged directly from the tenant. Remember to cancel the upgrade when moving out.
When facing problems with Internet connection or having questions about it, please contact DNA by phone 044 144 044 (24h).
There is a fire alarm device in all apartments. Please test its function monthly and change the battery if required. Please contact the Tekma office for new batteries. NOTE! The fire alarms in B-building apartments and in A-building three-people apartments are connected to a current, so they are working without batteries.
The rescue plans for all buildings can be found at Tekma’s website. Please read the security instructions of your building.
Your right of occupancy is maintained for the whole duration of your studies, including possible military service, internship periods, and student exchange abroad. During your absence, you are able to sublease your apartment e.g., to another student. Remember that you must sign a separate subleasing contract and Tekma office must accept it. As the main tenant, you are still responsible for everything related to your apartment during the subleasing period. Contract forms and more information about subleasing is available at Tekma office. Airbnb and similar platforms are not allowed.
Tenant’s obligation is to inform Tekma when studies have ended.
Termination of the tenancy agreement is one calendar month, and the notice time is set to begin from the last day of the month in which the notice is given. The termination is done by sending to Tekma the written notice of termination document.
The silence period is in all Tekma’s buildings from 10PM-7AM. Avoid making loud noises outside of quiet hours, so that your neighbours can study in peace. Remember that you are also responsible for any disturbances caused by your guests.
You don’t need to suffer from disturbances caused by your neighbours. In case of significant disturbance, please contact the police (tel. 112). In case of disturbances or other problems, let us know as soon as possible (toimisto@tekman.fi).
Each year all the residents are invited to a mutual resident meeting, in which the members of the resident committee are elected. The resident committee can arrange different common activities and events.
